The Planning Commission addressed several major issues at its October 21, 2025 meeting, including a revised native plants ordinance, four Zoning Hearing Board applications, and a three-lot subdivision plan for 473 Lower Dolington Road.

Native Plants Ordinance
The Commission unanimously recommended adoption of the revised ordinance guiding the use of native plants in subdivisions and land development. However, members agreed to review the viability of two species — Canadian Hemlock and American Beech — after public concerns about pests and disease threats. Township staff will consult landscape and conservation experts before final approval.
Zoning Hearing Board Applications
- 9 Clearview Drive (Dorsey): Addition on a non-conforming lot; Commission recommended the Board take no position.
- 527 Linton Hill Road (Arnold): Historic home renovation and new addition with setback variances; Commission recommended no position, noting strong support for property restoration.
- 98 Upper Silver Lake Road (1784 Holdings): Proposed self-storage facility on former TD Bank site. The manager’s apartment variance sparked debate—supported 4–2—with a condition that only the facility manager may reside there. Overall recommendation: Board take no position.
- 120 Pheasant Run (NAC): Relief sought for an existing oversized wall sign; Commission voted 5–1 to recommend no position.
Land Development – 473 Lower Dolington Road
The Commission recommended conditional approval for a three-lot subdivision, where the developer agreed to several concessions after public and commission input:
- Sidewalk installation along Lower Dolington Road (after opposition to fee-in-lieu).
- Streetlights at the road entrance and cul-de-sac for safety.
- New street name required (original “Willow Hill” rejected).
- Environmentally sensitive road design and stormwater measures accepted.
The motion to approve with conditions passed unanimously.
